Employers and Landlords have many health and safety obligations. One of these includes carrying out Legionella risk assessments.
You can catch Legionnaires’ disease, by breathing in small droplets of water containing the bacteria, this can be caught from air conditioning systems or even just from shower heads and taps.
Extra attention needs to be paid to water systems of empty properties as the water will stagnate more easily and more regular visits should be scheduled to run the water.
While the risk in domestic properties is less compared to public buildings, such as businesses, an assessment still needs to be carried out by all duty holders. Duty holders can do this themselves, but evidence needs to be provided along with proof of findings, as failure to comply can result in a serious fine.

For residential properties, landlords (or their agents) have a statutory duty to arrange annual Gas Safety Checks by a Gas Safe Registered Engineer.
The Gas Safety (Installation and Use) Regulations 1998 enforced by the Health & Safety Executive (HSE) deals with the duties of landlords to ensure that gas installations, appliances, fittings, and flues provided for tenants are safe.
A copy of the Gas Safe Registered Engineer safety check report must be given to existing tenants within 28 days of the annual safety check or to new tenants before occupation. A copy must also be retained by the landlord for 2 years.
Severe penalties for non-compliance can be imposed for landlords and agents. Non-compliance is a criminal offence and courts can impose unlimited fines and custodial sentences. This may also invalidate your property insurance.
